April 23, 2020 – Native Realty, the pioneering Fort Lauderdale-based commercial real estate firm, is exclusively marketing one of the last available land assemblages in Flagler Village. Firm CEO Jaime Sturgis and Commercial Agent Dan Ross are listing the site, which has zoning that allows for a wide variety of development up to 150 feet.

The 600, 614 and 618 NE Third Ave. and 313 NE Sixth St. assemblage is priced at $7.7 million. It totals nearly one acre and includes a 9,038-square-foot commercial building.

Flagler Village’s explosive growth in recent years makes this site, which is near Las Olas Boulevard and Broward County’s only Virgin Trains USA station, particularly desirable. The Regional Activity Center Urban Village zoning gives the eventual buyer an opportunity to build a substantial project. Notable Flagler Village projects recently completed include the Dalmar Hotel, MOTIF and Pearl Flagler Village.

The marketing of this site shows that real estate activity is still happening while the industry and public at large navigate the COVID-19 pandemic.

“This assemblage is already generating significant interest due to its efficient footprint for future development and central location,” Sturgis said. “This is one of several new investment sales and lease offerings our firm is bringing to the market right now.”

Sturgis and Native are off to a strong start to 2020.

The firm arranged comfort food restaurant Hot & Soul’s lease at the Six13 development in Fort Lauderdale’s Sistrunk neighborhood. Sturgis handles the project’s retail and restaurant leasing, while Native’s Dan Ross represented Hot & Soul.

Sturgis also finalized a lease with the restaurant and bar operator David Cardaci for the entire ground floor of a historic Flagler Village church building. Cardaci plans to open an 8,000-square-foot restaurant, bar and live music venue called The Sanctuary inside the 441 NE Third Ave. building

In Deerfield Beach, Sturgis is marketing the site of popular restaurant JB’s on the Beach for $18 million.
